01 · The Leak

Three hundred doors generate about a thousand maintenance calls a year.
Your phone number is on all of them.

Your numbers

How this is worked out. The math: doors under management, times 3.3 maintenance requests per door per year, times the share arriving out of hours, gives your after-hours volume. The value figure applies a 5 in 100 churn risk to doors whose owners cite responsiveness. That rate is a deliberately conservative assumption, not a measurement, because no published figure exists for it.

This is an estimate built from the numbers you just set, and one of its inputs is an assumption we have labelled as such. It is not a promise. Its real purpose is to size your after-hours volume, which is the number most managers have never actually counted.

Starting positions use 3.3 maintenance requests per unit per year from a 193,000-record work-order dataset, and a 300-door portfolio because 36% of US firms manage 101 to 400 units. Management fees run 8 to 12% of collected rent. Move every slider to your reality.

03 · Live Proof

Don't take our word for it. Hear it.

Not a script and not a testimonial. A real call you can play right now, before you give us a single detail about your business.

First ring at 3pm or 3am, books the job, never puts anyone on hold. That agent is Dendrik's front desk.

04 · What Dendrik Handles

Five jobs your front desk
should never miss.

Dendrik handles the repetitive intake work across your inbound channels, then sends the conversations that need judgment to your team.

01 · It Answers
Scattered points, each answered by a ripple the instant it arrives.

Picks up every call, so you stop being the line.

Trained on your properties, your units, your on-call rotation and what you class as an emergency. Residents reach somebody on the first ring instead of your voicemail or your personal number.

“You have reached the maintenance line for Maple Court. What has happened?”

02 · It Triages
Shapes passing through a narrow gate, some through, some set aside.

Sorts a burst pipe from a dripping faucet.

Your emergency definitions, not a generic list. No heat in January is urgent. A running toilet is a work order for Tuesday. The difference is the whole product.

“Is there water actively coming in, or has it stopped?”

03 · It Escalates
A calendar filling with booked slots, one after another.

Only wakes somebody when it is genuinely urgent.

Loss of heat, water, electricity, anything on your list, or anything with a habitability clock attached. Everything else waits until morning with the resident already told what happens next.

“I am paging the on-call engineer now and you will get a text with the reference.”

04 · It Times
A pulse travelling along a line and lighting up the node at the far end.

Timestamps when the clock actually started.

Statutory response duties run from when the resident gave notice, not from when you opened the portal. Every call is logged with a time you can show a court or an owner.

“Reported 23:04, logged, engineer paged 23:06.”

05 · It Stays In Its Lane
Five stars filling with light, one by one.

Never screens, never discusses eligibility.

Prospective residents get the same scripted facts every time: rent, availability, how to apply. Anything touching income, family status, disability or assistance goes straight to a person, unanswered.

“I will have a leasing agent call you back about that today.”

A landlord with four doors calls twice and gives up.

The one call that is genuinely about revenue. Owners say responsiveness is why they hire and why they leave, and four doors walking costs more than a year of this.

The call Dendrik must refuse. Familial status is a protected class, an automated answer is documented and repeatable, and Fair Housing liability sits with you, not with any vendor.

The question that could have become a pattern of documented answers got one human response, and the transcript proves the agent declined.

Unit 22 has been vacant eleven days longer than it needed to be.

Every vacant day is fee income neither you nor the owner ever gets back, and the chasing always loses to whatever is on fire today.

The turn that normally drifts got chased by something that never has a busier priority, and the owner saw a shorter vacancy.

Dendrik.Never miss. Never forget.GuaranteeService warranty · Inbound calls

Your personal phone should not be the emergency line for three hundred doors.

Dendrik will handle at least 95% of your eligible inbound calls to a completed next step within 30 days of going live.

If it does not, your monthly retainer stays waived until it does.

Covered

A call counts as handled when it is:

  • Answered
  • Triaged against your rules
  • Logged with a timestamp
  • Resolved or scheduled
  • Or escalated according to your approved rules

Not counted against you

A call does not count against the guarantee when your own rules require a person to take over. Anything touching applicant eligibility is refused by design, and refusing one counts as handled.

Measurement

We measure the result from your live call data, not from a survey or a subjective review.

Effective from go-live. Reviewed monthly.

09 · Straight Answers

The questions you're
already asking.

Two thirds of them want a phone call in an emergency, and right now the honest answer is that plenty of those calls reach a voicemail or your personal number at 11pm. Dendrik answers on the first ring, works out whether it is genuinely urgent using your definitions, and pages a person when it is. Residents who reach an assistant like this report higher satisfaction with their manager than residents who do not, which is the opposite of what most managers expect.

By never letting it near one. It answers rent, availability and how to apply, from facts you supplied. Anything touching income, family status, disability, assistance or source of funds is refused and routed to a trained person, and the transcript records that it declined. That matters because liability here is not delegable: it stays with you whatever any vendor promises. An automated answer is repeatable and documented, which is a risk when it is wrong and evidence when it is right.

Several of the large platforms now ship one, and if you are on one of those and it works, use it. This is built for managers who are not, or who run scattered-site portfolios that the multifamily tools were never designed around. Ask any vendor including us the same question: what does it refuse to answer, and can you see the transcript proving it refused.

Probably not many, and we are not going to pretend otherwise. Most owners arrive by referral, not by cold inbound. What this does is stop the owners you already have from leaving because they could not reach you, and take you off the after-hours line so the referrals keep coming. If you want new-owner lead generation, that is a marketing problem and this is not it.

Free, always. No credit card, no trial that flips into a charge. The assessment and your Blueprint cost nothing, and the do-it-yourself fixes inside it are yours whether we ever speak or not.

Yes. Play the demo above and judge for yourself. It's the same system we deploy for clients, answering as our own front desk. We wouldn't trust our own calls to it if it couldn't handle yours.

It's trained on your business and speaks in your tone, not a script. Most customers only notice one thing: they got an answer instantly instead of voicemail. Don't take that on faith, play the demo and decide with your own ears.

Then you're ahead of most. But great staff still sleep, take lunch, and handle one call at a time. The assessment measures exactly what slips through in those moments, and it's usually more than owners expect. If the number comes back small, you've lost 3 minutes.

No. It answers the number you already have and books into the calendar you already use. The system fits around how you work today, not the other way around.

Most builds go live within one to two weeks of the advisor call. The time goes into personalization: your tone, your FAQs, your escalation rules. It's built around you, not switched on from a template.

The assessment is completely self-serve. The follow-up call is optional, and you book it only if you want to walk through your Blueprint together. Worst case, you leave the call with a clearer plan and buy nothing.

Every build is scoped to your business, so there's no rate card to paste here. Two things are always true: the assessment, the Blueprint, and the advisor call are free, and you'll hear an exact figure on that call before you decide anything. If the math doesn't beat the leak, don't buy.

It's built to hand off, not bluff. The moment a conversation goes past your rules, an emergency, a VIP, anything unusual, it escalates to a human with full context. And every build gets tuned against real conversations, month after month.

Your answers are never sold and never shared for anyone's marketing. They're used for exactly one thing: building your Blueprint. Details are in our Privacy Policy in the footer.
